Credentials & Qualifications
GreenLight Inspections is a Houston-area home inspection company operated by Brian Greul, a Texas Real Estate Commission (TREC) Professional Inspector (license #24271) and an ICC R5 Residential Combination Inspector.
TREC licensure is required to perform home inspections in Texas. ICC R5 certification is separate — it verifies code knowledge across residential building, electrical, mechanical (HVAC), and plumbing systems. Most home inspections are performed to TREC Standards of Practice, which are not the same as a building-code inspection.
That code background is especially relevant for new-construction phase inspections — pre-pour and pre-drywall — where framing, rough-ins, and foundation work should be evaluated against applicable codes before insulation, drywall, or concrete covers them up. Brian Greul is also a Certified Master Inspector® (CMI).

How long does a home inspection take?
Most inspections run 2–4 hours, depending on size, age, and condition. Older homes and complex properties take longer.
When will I get the report?
Usually same day. If a property is unusually large or complex, it may be delivered the next morning.
Should I attend the inspection?
Yes, if you can. You don’t have to follow every step, but it helps to be there near the end for a walkthrough and questions.
Should I be there for the whole inspection?
No. It’s not necessary and it may be boring. I’m happy to answer questions, but it works best if you arrive near the end so I can stay focused and give you a clear walkthrough.
What’s included in the inspection?

Do you do WDI / termite (WDIR) inspections?
Yes — WDI / termite (WDIR) inspections are performed by GreenLight Pest Control. If your contract or lender requires a WDIR, let me know up front so I can schedule the right service and timing.
Do you offer sewer camera or pool / spa inspections?
Yes — these can be added when you schedule. They’re high-value items that can prevent expensive surprises.
Is a TREC-licensed home inspector the same as an ICC code-certified inspector?
