Keep it simple: some tools and methods are included in every inspection at no additional cost. Others are optional and only recommended when they add real value for the specific property.

Included services — no extra charge

Thermal Image Scan

Thermal imaging helps identify temperature anomalies that aren’t visible to the naked eye. It can help locate suspected moisture, insulation gaps, and some electrical concerns.

Foundation Elevation Readings (Zip Level)

We use a Zip Level® to measure relative elevation across the foundation. This creates a baseline that can be compared with prior or future readings to help evaluate structural movement over time.

Drone Roof Inspection (when walking isn’t safe or permitted)

Some roofs are wet, steep, fragile (tile/metal), or the builder prohibits walking. In those cases, a drone can be used at no additional cost to document roof conditions safely.

Optional services — added peace of mind when it makes sense

Optional services aren’t “bundles.” They’re recommended based on age, materials, trees/soil conditions, and the risk profile of the property.

Wood Destroying Insect / Termite Inspection (By GreenLight Pest Control)

Termites can cause major structural damage before the first visible sign. We offer a licensed inspection that meets lender and insurance requirements. FHA and VA loans often require this inspection.

Sewer Camera Inspection

Houston’s expansive clay soils and large trees can damage buried sewer lines. A sewer camera inspection can identify issues like blockages, root intrusion, bellies, cracks, or collapsed sections before they become expensive surprises.

Pool / Spa Inspection

We check visible and accessible components such as pumps, heaters, electrical/safety items, and general operation. Pools can be a great feature — and also a common source of repair costs — so it’s worth understanding condition before you buy.


FAQs

Do you “bundle” services or pressure add-ons?

No. Included tools (thermal, Zip Level readings, drone when needed) are part of the inspection. Optional services are recommended only when they add value for the property.

When is a sewer camera inspection worth it?

It’s most valuable for older homes, homes with large trees, properties with signs of slow drains or past plumbing work, and situations where you want more certainty about buried lines.

Is a termite inspection required?

Some loans (including FHA/VA in many cases) may require a licensed Wood Destroying Insect inspection. Even when not required, it can be smart in termite-prone areas.

Will you walk every roof?

Safety comes first. When a roof is too steep, wet, fragile, or restricted by the builder, we can use a drone to document conditions without risking damage or injury.

What do you do when you can’t walk the roof or use a drone?

If the eaves are reachable with a standard single-story ladder (about a 16-foot reach), we’ll place a ladder against the eaves and visually inspect roof coverings, flashing, penetrations, and other accessible areas from the ladder.
